MHADA to Offer 120 Unsold Flats in Mumbai on FCFS Basis; Registrations Open February 5

NEW DELHI: The Mumbai Housing and Area Development Board (MHADA) has announced the sale of 120 ready-to-move-in residential flats across multiple locations in Mumbai on a first-come-first-served (FCFS) basis. Online registrations will open on February 5, 2026, at 11 am, according to an official release.

These homes were previously offered through MHADA lotteries but remained unsold. To speed up allocation and improve access for eligible buyers, MHADA has opted for a non-lottery, FCFS mechanism. Applications will be accepted exclusively via MHADA’s official housing portal.

Application Timeline and Process

  • Registration opens: February 5, 2026, at 11 am
  • Online application, fee payment, security deposit & flat selection begin: February 12, 2026, at 11 am

Once an applicant finalises a unit, 10% of the flat’s sale price must be paid within 48 hours. Upon receipt, MHADA will issue a provisional offer letter online. The balance amount is payable within 90 days, with a possible extension of up to another 90 days subject to interest, as per MHADA rules.

Locations and Inventory

Of the total 120 flats on offer:

  • 84 flats have been constructed directly by the Mumbai Board and are located in Shimpoli and Charkop (Kandivali), Antop Hill–Wadala, Tunga–Powai, PMGP–Mankhurd, and Malvani (Malad).
  • 36 flats have been received under Development Control Regulations (DCR) 33(5) and 33(7) and are spread across Ghatkopar East, Kannamwar Nagar (Vikhroli), Byculla, Tardeo, Lower Parel, Sion, and JVPD (Andheri West).

Aim: Faster Allocation, Ready Homes

MHADA said the FCFS sale is part of its ongoing effort to liquidate unsold housing stock and ensure ready homes reach buyers faster. By removing the lottery requirement, the authority expects smoother transactions and quicker possession for eligible applicants.

Prospective buyers are advised to review eligibility criteria, pricing, and documentation requirements on the housing portal ahead of the application window to ensure timely completion of formalities.
